Direct answers on buying a unit on an existing contract: full cost, commission timing, and developer approval.
Why buy a unit on an existing contract?
Because the older contract price can be below the developer's current price for a comparable unit, and the payment plan is already running. That gap is not guaranteed in every case, so the comparison uses the developer's current figure against what you would actually pay.
What exactly will I pay?
The base figure is: seller reimbursement + amount remaining to the developer + the 1% platform commission. On top of that we list the assignment fee, taxes, maintenance and overdue charges, each with its own status. Unknown items stay unknown and the total is labelled a known subtotal.
When is the platform commission due?
Only after the official contract transfer is completed with the developer. Interest, viewings, and submitting or accepting an offer create no commission, and if the transfer does not complete, nothing is owed to the platform.
How do I check the unit fits me?
Compare the cash needed at transfer with your available funds, the installment with what you can carry, and look at the first-year outflow. Every opportunity page shows these figures in detail before any contact.
Does the developer have to approve?
Yes. No transfer completes without developer approval and satisfying the contract's conditions. That is why every figure here is presented as an estimate based on declared and partially verified data, not a guaranteed outcome.
