Calculator methodology

What does the calculator compute?

It computes the seller's position under cancellation and the buyer's position under transfer, from the same inputs. Everything runs in whole piastres with half-up rounding through one shared engine — no page computes commission on its own.

What are the formulas?

Variables: P is the verified original contract value, A the amount paid, S the requested reimbursement, R the amount remaining to the developer, M the developer's current comparable price.

• Remaining: R = P − A
• Commission: C = round(P × 100 / 10000), i.e. 1% of P
• Buyer base acquisition: S + R + C
• Difference after commission: M − (S + R + C)
• Cancellation deduction D per contract; refund = max(A − D, 0)
• Voluntary seller reduction: A − S

A worked example

If P = 10,000,000 EGP and A = S = 2,000,000: remaining R = 8,000,000, commission C = 100,000, base acquisition 10,100,000. With a current developer price M = 15,000,000, the difference after commission is 4,900,000, about 32.67% of M.

Assumptions and limits

The calculator assumes nothing on your behalf. An unknown item stays “needs confirmation” and the total is labelled a known subtotal. The cancellation penalty rate comes from your own contract — any rate shown as an example is illustrative only.

When should you re-read the contract?

Check the assignment clause, the percentage that must be paid before a transfer, late-payment penalties, the assignment fee, and what happens to the maintenance deposit. These change the outcome more than any general estimate.
